Well who can believe that we are already half way through 2013? Changes are abundant, the most significant of which has been concerning our political landscape with the ousting of Julia Gillard and the swearing in of Kevin Rudd as Prime Minister, again….

In our last update we suggested that the lead up to the September election could distract from our market place and this latest round of events will likely impact us further as a major re-election campaign for Rudd hits full speed.

It is imperative that property owners wanting to get moving before the end of the year start preparations now and speak with your agent to establish a date for your campaign to commence to ensure that the impact of the election on your sale or purchase is mitigated.

Vendors who are in tune with the market are seeing outstanding results in very short time frames with many of our new properties receiving offers and sales being closed around  the 10 day mark.  With supply of property at this time of year being tight, there is a sense of urgency amongst purchasers wanting to buy sooner than later so that they can lock in record low interest rates.

One of the hold ups in the supply chain is the fact that there are a number of potential vendors waiting to place their property on the market once they find something to purchase – with not a lot to choose from this is holding up the release of new property to the market.

There are clear opportunities for people ready to sell now with less competing listings on the market.  If you are worried about selling before buying chat to us about the availability of quality rental accommodation to house you while you find your next home. Pride of Workmanship awarded to Vivien White

We extend our congratulations to one of our valued staff members of 14 years, Vivien White, on being awarded the Pride of Workmanship award from Drummoyne Rotary.

Supported by friends and colleagues Viven was presented her award by John Sidoti MP and Rotary President Hilary Lloyd.

Vivien heads up our New Business Management for Property Management and we nominated her for this award as she consistently gives 100% of herself to her work, clients, colleagues, family and friends.  Vivien’s energy and enthusiasm for life are infectious and never falter, working 6 days a week, and sometimes we see her car outside the office on Sundays, she is completely dedicated to her clients and our business.

Vivien is always ambitious in striving to achieve the highest possible yield for our landlords.


SALES UPDATE

The magic $1,000,000


 

The past month has seen very strong demand for all of our 2-3 bedroom properties in the $900,000 - $1,010,000 range with 100% selling prior to their scheduled auction dates.

Foot traffic through open homes has been in the dozens with multiple contracts being issued in the first week of a campaign, followed by strong desire and offers from eager purchasers wanting to secure a property before the scheduled auction date.

 

Competition in this range is high due to the combination of tightly held stock and several vying prospective purchaser groups (young families, professional couples and couples downsizing).
